After-hours maintenance

A place for the late-night maintenance call.

Tenants can report an issue when it happens. Your team gets the information and decisions that need its attention.

Start with what’s happening

Callie takes the tenant’s call or text, gathers the relevant details, and asks for photos or video when helpful. For a routine issue, a safe troubleshooting step may resolve it before a vendor is needed.

Keep approval with the property manager

Emergency reports skip routine troubleshooting. Callie asks the PM for approval promptly, including before dispatching a vendor. If there is an immediate danger requiring emergency services, Callie advises the tenant to call 911.

A manager’s hold remains in place. If new facts make the situation an emergency, Callie can ask the manager to reconsider that hold. It does not silently authorize the work itself.

Make the morning update useful

Routine updates respect your firm’s working hours. Overnight developments are collected into a morning digest when there is something to report. Decisions that still need an answer keep their own follow-ups.

For example, a routine appliance issue

A tenant reports a dishwasher problem at night. Callie gathers what happened, asks a relevant safe check, and records the tenant’s availability if maintenance is needed. The PM receives the information during working hours and decides the vendor and next step. An emergency follows the prompt approval process instead.

Set it up around your firm

During onboarding, we agree on your covered properties, contacts, working hours, vendors, and approval process. Callie keeps coordination moving within those instructions. Overnight intake does not mean every repair is resolved by morning.
